Property developer Devmco Group says the Sibaya Coastal City has shifted from planned growth to visible delivery, with rising property transactions, increased building plan submissions and 135 development sites moving into active construction.<\/p>\n
That momentum is said to be reshaping the Sibaya-Umdloti corridor along the north coast of KwaZulu-Natal, strengthening surrounding residential estates and creating a larger market for retail, offices, hospitality and medical.<\/p>\n

The next 12 months are expected to bring the most visible phase of this growth.<\/p>\n
This includes the construction of two new projects beginning this month: HQ Sibaya which consists of premium commercial office space, and the luxury Hertex Haus.<\/p>\n
The new retail centre Reefside Lifestyle and Leisure, which provides home and lifestyle brands alongside restaurants, opens on 1 October.\u00a0It will be anchored by the prestigious Weylandts brand, with 21 other tenants, and further premium brands such as Porsche will follow.<\/p>\n

Devmco is also designing a mixed-use project, with plans for three luxury hotels, a conference centre and high-end retail projected to break ground before the end of the year.<\/p>\n
Devmco Group managing director Schalk Theunissen says these developments are turning Sibaya Coastal City into a regional destination with the scale to attract investment, create employment and draw visitors.<\/p>\n
\u201cTogether, they mark the point where Sibaya stops being a masterplan on paper and becomes a place you can drive through, walk around and spend a Saturday morning in.\u201d<\/p>\n
He says the established estates around Sibaya are central to this growth as they provide a residential catchment that supports new retail, commercial and lifestyle investment, while the expanding amenity base strengthens the appeal of those estates.<\/p>\n

Infrastructure <\/p>\n
Theunissen says\u00a0the pace of delivery follows sustained investment in access, internal roads and bulk engineering services.<\/p>\n
Upgrades to the M27 are improving access, while internal road links and bulk services have created serviced, shovel-ready platforms.<\/p>\n

\u201cInfrastructure has been the single most important lever in Sibaya\u2019s development,\u201d he says.<\/p>\n
\u201cDevelopers are no longer acquiring raw land. They are acquiring serviced, zoned and shovel-ready platforms. That takes years of risk and cost out of a project.\u201d<\/p>\n
According to the firm, the regional impact extends beyond the precinct, with construction activity supporting thousands of direct and indirect jobs across civil works, building trades, materials supply and logistic in the eThekwini area.<\/p>\n
Residential market\u00a0<\/p>\n
This means the broader KwaZulu-Natal residential construction market is also maintaining a solid level of activity.<\/p>\n
According to Statistics SA,\u00a0the province accounted for just under 10% of all residential plans passed nationally since 2023.<\/p>\n
Pam Golding Properties area principal Carol Reynolds says there is a clear appetite for contemporary, high-quality homes in well-established locations.<\/p>\n
\u201cKZN is at the heart of very positive sentiment fuelled by significant ongoing development along the coastline, attracting an increasing influx of investors and home buyers.\u201d<\/p>\n

Reynolds estimates that approximately R8 billion has already been invested in the Sibaya area, with a projected R48 billion pipeline anticipated over the next decade. The overall projection for KZN is far greater.<\/p>\n
\u201cBuyers are particularly drawn to secure lifestyle estates and new-generation residential developments that combine quality homes with a wide range of amenities and facilities,\u201d she says.<\/p>\n
Several developments are already approaching sell-out, while new phases continue to come to market.<\/p>\n
According to Pam Golding Properties, local buyers account for a significant proportion of transactions \u2013 but the North Coast is also attracting increasing interest from overseas markets, particularly Dubai and the UK.<\/p>\n
Returning South African expatriates from Europe, the Middle East and Australia are also among key buyers.<\/p>\n
Based on current activity, approximately 60% to 70% of buyers are purchasing primary residences, 20% to 25% are acquiring holiday homes, and around 10% to 15% are pure investors \u2013 increasingly acquiring apartments and homes for short-term letting, while also targeting longer-term capital appreciation.<\/p>\n
