Protecting its sustainability therefore matters far beyond the interests of individual owners.

The successful 2026 Sapoa Annual Convention, held at Sun City from 29 September to 1 October, brought this wider responsibility into focus.

Under the theme “Elevating Property. Elevating South Africa. 60 Years and Beyond”, the gathering provided a platform to celebrate progress, exchange ideas and confront the challenges shaping the industry’s future.

Listen/watch/read:
Sapoa boss on the Cape Town rates battle and saving Joburg
Sapoa readies for another legal battle over ‘unconstitutional’ municipal rates and taxes

International broadcaster and CNN business journalist Richard Quest brought energy and a global perspective to the proceedings. His familiarity with South Africa added depth to his engagement with delegates and industry leaders.

Impressed by SA’s property sector, Quest’s involvement reinforced the value of sharing South Africa’s commercial property story with an international audience.

The success of the 2026 convention also demonstrated Sapoa’s ability to bring the industry together around shared priorities. Conversations about investment, sustainability, innovation and urban development matter most when they inform action beyond the conference venue.

That is where advocacy becomes essential. Decisions on municipal budgets, infrastructure, planning and regulation directly affect whether property investment remains viable.

Individual businesses may struggle to influence these decisions alone. Through Sapoa, members can combine their expertise, identify common concerns and present a stronger, coordinated case to decision makers.

Delivering for members means translating representation into practical support and measurable outcomes. Sapoa’s contribution includes industry research, professional development and engagement on policies affecting property ownership and operations.

Its Property Development Programme, launched in 1969, and bursary initiatives also reflect a longstanding commitment to building skills and broadening participation in the industry.

Over the last decade, Sapoa has expensed R86 million on bursaries for students around SA.

A recent example of advocacy delivering results is Sapoa’s successful challenge to the City of Cape Town’s property value-linked charges.

In April 2026, the Western Cape High Court declared the city-wide cleaning, water and sewerage charges that we challenged unlawful and invalid, setting these aside from 30 June 2026. The outcome demonstrated why organised representation and legal scrutiny matter.

Municipal challenges remain

Yet the wider municipal challenge remains urgent. Escalating property rates and service charges, particularly where service delivery does not keep pace, place pressure on owners and tenants alike.

ADVERTISEMENT:

Higher operating costs can undermine business viability, weaken investment confidence and reduce the funds available for maintenance and new development.

Municipalities risk killing the golden goose when they treat commercial property as an inexhaustible source of revenue.

A shrinking or weakened property sector ultimately threatens the very rates base on which local government depends. Sustainable municipal finances require a healthy local economy, supported by reliable infrastructure and fair, transparent charges.

The industry recognises that municipalities need revenue to deliver essential services. The question is whether charges are lawful, justified and accompanied by accountable spending and dependable delivery.

Constructive engagement must therefore go hand in hand with a willingness to challenge measures that damage investment and economic activity.

As Sapoa enters its next chapter, its purpose remains clear: to serve its members while strengthening the conditions for a successful commercial property industry.

Sixty years of experience provide a foundation for that work. The 2026 60th Anniversary Convention renewed the opportunity to turn collective resolve into practical progress for members and their communities, ensuring that elevating property also helps elevate South Africa.

* Neil Gopal is CEO of Sapoa.

                        #Sapoa #Championing #commercial #property #protecting #SAs #future

For 60 years, the South African Property Owners Association (Sapoa) has helped shape the commercial…

[4
21835,1122,1533,1430,10783,12403,415
