Construction begins on R650m GrandWest Mall development

The highly anticipated GrandWest Mall development is officially moving into the construction phase following the successful transfer of land to a new joint venture between Flanagan & Gerard Property Group and GrandWest, a subsidiary of Sun International. The R650 million project is set to break ground this month, with a planned opening scheduled for June 2027.

The land transfer marks the conclusion of a comprehensive subdivision and rezoning process, establishing the legal certainty required for the 22 000m² bespoke convenience mall. Under the new joint venture, Flanagan & Gerard holds a 90% stake, while GrandWest retains 10%.

A ‘day-to-night’ entertainment hub

Strategically integrated into the existing GrandWest precinct, it’s said that the mall aims to bridge the gap between community shopping and world-class leisure. A dedicated entertainment interface zone will link the retail space directly to redeveloped children’s areas, including the Magic Company and Ten Pin Bowling, at a junction with the existing casino.

“The addition of GrandWest Mall will strengthen its family appeal and broaden its offering, creating a day-to-night destination where retail, leisure, dining and lifestyle converge,” says Mervyn Naidoo, general manager of GrandWest.

To support this integration, the mall will feature popular dining brands such as Panarottis, Ocean Basket, and RocoMamas, specifically positioned to connect the retail zone with the casino and entertainment facilities.

Strong market demand and anchor tenants

Investor and retailer confidence in the project is already evident, with more than 70% of the gross lettable area already let and a further 20% under offer. The single-level community centre will be anchored by two major grocery retailers: a 3 000m² Checkers FreshX and a 2 500m² Halaal SuperSpar.

Other confirmed national and international brands include:

Health and beauty: Dis-Chem and Clicks.
Fashion: Leading brands from Mr Price Group, Truworths Group, and Pepkor.

For Sun International, the mall represents a key component of a long-term strategy for their most successful casino property. Nomzamo Radebe, Sun International COO of hospitality & sales, noted that including community retail within the precinct “supports our long-term vision of GrandWest as a world-class integrated precinct”.
